Guide to the Architectural Review Process
What is architectural review?
Architectural review is a process which assures that construction and/or renovation activities are of high quality and general conformity with the style and design of surrounding structures.
When is architectural review required?
Architectural review is required for all proposed new construction, alterations, additions, renovation, or signage affecting the exterior appearance of a building or property. Approval by the Architectural Review Commission must be obtained prior to the commencement of construction. Click here for more information.
Who is responsible for architectural review?
The Architectural Review Commission is the entity responsible for exterior aspects of projects. The Commission is made up of 5 members and staffed by a Village of Bannockburn staff member (Contact Ryan Mentkowski, Assistant Village Manager).
What Architectural Review Commission (ARC) level is needed and what needs to be submitted to the ARC for consideration?
Guidelines are available to determine if and what type of ARC Review is required.
An ARC Level I is required: Architectural Level I Review application form, application fee, escrow fee if required, and all required documents as detailed in the application or
An ARC Level II is required: Architectural Level II Review application form, application fee, escrow fee if required, and all required documents as detailed in the application.

When does the Architectural Review Commission meet?
The Architectural Review Commission generally meets on the third Tuesday of the month. The application and supporting material must be submitted at least 14 days in advance of the next available Architectural Review Commission.
What happens at the Architectural Review Commission meeting?
The Architectural Review Commission will receive all required documents. The applicant may address the Architectural Review Commission to discuss the aesthetic issues of the proposal, present the project material members. At that time, a vote may be taken to approve as submitted, approve with conditions, continue or deny the proposal.
How long does it take for the Architectural Review Commission to render a decision?
Many decisions are made at the first meeting. If a proposal is tabled, a decision will be made no later than 60 days from the date of the meeting at which the item first appears before the Architectural Review Commission, unless the applicant submits a request for a time extension.
What, if anything, is required of me after I receive approval from the Architectural Review Commission?
After the ARC approval has been given, the applicant must be in the process of obtaining a building permit within six months from the date of approval by the Architectural Review Commission.
